For real estate experts and creative people – how to commercialize two condos?
We sell our two condos in Haight-Ashbury Upper San Francisco and moving to burbs. Are – Are there unique ideas that we could do to help promote our units? We work with an agent solid and have been busy cleaning, painting, et al. We intend to send a note to family and friends, but apart from that we do not know what we can do to help our cause. Also, I am interested in the consensus if the building would fetch the highest price at from a single buyer or from both. Any discussion about Zillow or Trulia? Thank you in advance
Ok. So let me get this right. Currently you are in a contract with an agent who works to try to sell your property. You've been cleaning, painting and all the rest to get in order to show. So even if you're going to have to pay commission to the realtor, you want some ideas on sale the house? What this tells me that you're not too sure the agent you hired. Or you have concern that in this market decline, you're home will not sell what you want. Make sure you work with a seasoned professional, especially in this market. Reason? They already have established relationships with former clients, lawyers, people respect, etc. They can mass mail, or communicate with these people so very effective. Because that is what you pay to do ….. Here's how to tell if your agent is not delayed: 1. Real estate agent gives you advice before showing the property. They will make suggestions and be quite forward about what his concerns are at your condo. 2. Agent is to establish a list of information concerning the date of plumbing, electricity and everything has been updated. They pose very specific questions your complex, neighbors and what not. 3. They educate you by showing "comps" in the region. These are condos that have recently sold or are for sale. It tells you the avg. time on the market, as well as square footage, etc. 4. They are constantly scheduling projections. Whether the real estate agent to walk through or customers. With each show they provide guests with drinks, snacks, etc. You are asked not to be this because they handle everything. ** If they have said "you", they would subscribe to, and strategy on prices then you know you have a keeper. If they ask you what you want for the property, without providing you there opinion when they are delayed. What this agent will do is that you just sign the contract. Then they will hit you every two weeks to lower the price. Up that the contract is about to expire, then they request an extension, and blame this whole experience on the market is bad. If you pay someone to do a job, then should not they work for it $$$$$???? As long as you're realistic about your expectations, then these condos should sell. Whatever type of market.
